On Wednesday November 4, 2020, Howard Hughes announced 2 new towers to their master plan community Ward Village- Ulana at Ward Village and The Park on Ward. These 2 towers will add 1,240 market and workforce housing as well as public green space to Ka'aako. When approved by the HCDA, the projects will be the eighth and ninth towers in their Ward Village Development. Included in the proposal is a plan for an elevated walkway over Ala Moana Blvd connecting Victoria Ward Park to Kewalo Basin.
The site for Ulana is located on the Ewa (West Side) of Ward Avenue-bounded by Kamani, Auahi and Pohukaina Streets. The plan for Ulana is to build 697 new reserved housing units as well as a new public park, and commercial and light industrial spaces.
Sales of Ulana are expected to commence Q2 of 2021 and will be launched in tandem with The Park on Ward. The start of construction will coincide with the completion of Ward Villages sixth and seventh towers: Ko'ula (Q3 2022) and Victoria Place (Q4 2022), respectively.
Residents of Ulana will enjoy a private 40,000 square foot park and a separate parking structure. On the site of Ulana, Howard Hughes will construct a 30,000 sqft public park, retail along Pohukaina, and a 30,000 sqft light industrial building.
ULANA WARD VILLAGE RESERVED HOUSING
The jury is still out on how many reserved housing units Ulana will have, but we do know Ko'ula and Victoria Place which do not have reserved housing will fulfill their HCDA reserved housing requirements through the reserved housing units in Ulana. We have seen this before in Ward Village which satisfied the reserved housing requirements of Waiea, Anaha, and Ae'o with the construction of Ke Kilohana- included 375 reserved units. We think it's a safe bet to say we will probably see 400+ reserved housing units at Ulana. Sign up below for more information as soon as it is released.
